Commercial Metal Roof Coating
A steel shop or storage building out back can be coated during the same visit.
As a Fremont shingle roof coating contractor, we coat sloped asphalt shingle roofs on commercial buildings when the shingles still lie flat and the deck is firm.

Fremont shingle roof coating only works on shingles in decent shape, and we turn down more of these roofs than any other kind. Here is how we sort them.
| What You See On The Roof | Good Fit | Fit After Repairs | Look at Another System |
|---|---|---|---|
| Shingles flat with most granules in place | Usually fits | Sometimes | Rarely |
| A few missing or torn shingles | Sometimes | Usually fits | Rarely |
| Faded color with light granule loss | Usually fits | Sometimes | Rarely |
| Curled, cupped, or cracked shingles | Rarely | Rarely | Usually fits |
| Soft spots when you walk the deck | Rarely | Sometimes | Usually fits |
Symptoms inside a church, office, or shop that point back to the shingles.
Inside The BuildingStain near a chimney or wall. A ring forms on the ceiling close to an outside wall.
On The RoofLifted step flashing. Flashing where the roof meets a wall has pulled loose.
Inside The BuildingGranules in the gutters. Gritty sand collects at downspouts.
On The RoofGranule loss. Shingles shed their protective granules as they age.
Inside The BuildingLeaks after high winds. New drips show up after a windy storm.
On The RoofTorn or missing tabs. Wind lifts and tears shingle tabs, exposing the layer below.
Inside The BuildingDaylight in the attic. Light shows through the roof boards from inside.
On The RoofGaps or soft decking. Rotted or gapped boards under the shingles need repair first.
Shingle roofs get one of these paths after the inspection.
| Option | What It Is | Where It Fits | Watch For |
|---|---|---|---|
| Full Shingle Coating | Cleaned shingles, primer, coating layers | Flat shingles with most granules | Coating locks in existing shingles |
| Spot Repair, Then Coat | Replace missing tabs, reseal flashing, coat | Roofs with a few storm-damaged spots | Matching shingle profiles |
| Flashing Reseal Only | New sealant and fastening at walls and vents | Newer roofs leaking at one detail | Shingles still exposed to sun |
| Reshingle Instead | New underlayment and shingles | Curling, brittle, or leaking shingles | Higher cost, deck repairs possible |

On the right shingle roof, coating adds a protective layer and puts off a reshingle.
Offices, churches, and storefronts keep their roof in place while a new surface layer goes on top.
The coating covers granule-thin areas so sun reaches the asphalt less.
Shingle coating falls in our $2.50 to $4.00 per square foot planning range.
Coating flat, intact shingles pushes a full replacement further out.

What To Have Ready
Shingle jobs start with a tougher inspection than any other coating we apply.
Get Free EstimateWe check shingles for curling, cracking, and granule loss, probe the deck for soft spots, and look at the underside of the roof from inside where we can.
Missing or torn shingles are replaced, lifted ones are sealed down, and flashing at walls, vents, and chimneys is refastened and resealed.
Loose granules, moss, and dirt come off with a gentle wash. The roof dries completely, and a primer suited to asphalt goes on where the coating maker calls for it.
Coating goes on in the number of layers the product requires, worked into the shingle edges, with extra coating at valleys and flashing.
Shingle buildings often share a lot with other roof types.

Sloped steel additions on churches and offices often take an acrylic coat.
Flat sections behind a shingled front usually need silicone instead.
What owners ask before deciding between coating and new shingles.
It depends on the shingles underneath. Coating over flat, well-attached shingles lasts longer than coating over curled or brittle ones. Sun, hail, and freeze-thaw cycles wear the surface, so we check coated shingle roofs after big storms and recoat worn areas.
It falls within our coating planning range of about $2.50 to $4.00 per square foot. Repairs first, such as replacing missing shingles and resealing flashing, move the price within that range, as do steep pitch, roof height, and the number of coats. Replacement-level work plans at about $5 to $8 per square foot.
Offices, churches, daycare centers, and small retail strips with sloped asphalt shingle roofs. The best candidates have shingles that lie flat and keep most of their granules. We look at the deck from inside where we can and probe soft spots before recommending a coating.
Coat when the shingles are aging but intact; reshingle when they curl, crack, or let water through. Coating keeps the shingles and adds a protective layer, while reshingling replaces the surface and opens the deck for repairs. A deck probe settles which way to go.
Yes, after they are cleaned. Moss holds moisture against the shingles and keeps coating from bonding, so it comes off with a gentle wash and the roof dries fully before any primer or coating goes on. Pressure that strips granules is avoided.
